Please fill out "Applicant Screening Form", upload a copy of the Rental Application and submit. We only accept Association of Realtors standard forms. Once we receive your Applicant Screening request, we will send our online invoice via email directly to the applicant so they can pay for their application fee (non-refundable $20 per adult) with credit/debit card. We will email you tenant screening reports the same day the applicant makes their application fee payment. Please don't forget to collect from each applicant a copy of their driver's license/state ID/US Passport/Green Card and 3 most recent pay stubs or 3 years of tax returns (if self-employed). The 3x rent rule: Please keep in mind that Landlords and property management companies require applicants to have verifiable monthly income of at least three times the amount of monthly rent.

Please Note: The state of New York allows only 7 years of criminal background records to be shown. New York record searches are limited to the Sex Offender Registry and the Department of Corrections. In 2019, New York state passed a law that effectively banned the use of eviction reports for screening rental applicants.
